The agreement between you and us

What you are signing up for

TellMeWhenToSell watches one address you name and emails you a weekly report: the closed sales recorded around it, the price-per-square-foot trend, and a one-line verdict on the direction. Every figure comes from the Florida county property appraiser's own records and is computed from those records alone.

What it is not: not an appraisal, not a broker price opinion, not MLS data, and not advice to list, hold, or price at any number. Using it creates no agency or professional relationship between us. Do not make a sale, listing, or lending decision on this report alone — talk to a licensed agent or appraiser.

What it costs

$9 a month for one address, billed by Stripe until you cancel. Before you pay anything we show you what the county holds on your home and how many closed sales sit around it, so you are never charged for an address we cannot serve. Prices are in U.S. dollars and exclude any applicable tax.

Codes. A giveaway code starts a six-month watch with no card at all. When the six months end the reports simply stop, unless you add a card in the meantime. A code is good once.

Payments are processed by Stripe. We never receive or store your full card number. Your receipt email carries a link to Stripe's billing portal, where you can change the card or cancel.

Cancelling and refunds

Cancel any time — from the billing portal, or by clicking "stop watching this address" in any report and emailing us to end the subscription. Cancellation takes effect at the end of the month you have paid for; there is no proration of a partial month.

If you were charged for a renewal you did not intend and no report has been sent in that period, email us within 7 days and we will refund it. If a report you paid for turns out to be materially wrong — the wrong parcel, or the county file misread — tell us and we will refund the month. We would rather refund a bad report than argue about it.

Accuracy

We report what the county published. We do not verify or correct it. County records contain errors, omissions, and delays — a sale can be recorded weeks after it closes, and a property's recorded characteristics can simply be wrong. The report states the date of the data it was built from; that date is the age of our copy, not a promise that the county's file was complete.

Some weeks nothing sells near you. A report with few comps says so, and the verdict withholds a direction rather than inventing one.

The address you watch

Watch any address you like — the county file is a public record either way. Do not use the service to monitor, profile, or harass a specific person, and do not use it to make a decision about anyone's credit, insurance, housing tenancy, or employment. This is not a consumer report.

One address per signup. We may decline or stop a signup that looks automated or abusive.

Stopping

Every report has a one-click "stop watching this address" link that stops the emails immediately; it does not by itself cancel a paid subscription — use the billing portal or email us for that. We may discontinue the service; if we do, any prepaid time is refunded.

Warranties and liability

The service is provided "as is," without warranties of any kind to the fullest extent permitted by law. We do not warrant that reports will arrive, that county data will be current or accurate, or that the service will continue to exist.

To the fullest extent permitted by law, our total liability for any claim arising out of or relating to the service is limited to the greater of the amounts you paid us in the twelve months before the claim or one hundred U.S. dollars, and we are not liable for indirect, incidental, consequential, or punitive damages, or for lost profits or lost opportunity.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules, and the exclusive venue for any dispute is a state or federal court located in Florida.
